The Accuracy of Zestimates – the “Z” Word

Zestimates can be a good starting point, but are not always accurate. Zillow itself says Zestimates are typically within 10%-20% of the actual sales price, but can be off by more in some cases.  On the average home price of $275,000, that could equal $27,500-55,000 too high or too low from a more accurate sales price.

*Factors Affecting Zestimate Accuracy*

  1. Outdated information
  2. Incomplete data
  3. Local market fluctuations
  4. Unique property features

*Why Relying Solely on Zestimate May Not Be Ideal*

  1. Overpricing or underpricing
  2. Misjudging market value
  3. Unrealistic expectations

*What To Do Instead*

  2. Research local sales data
  3. Consider factors including condition, location, and upgrades
